Methodology
The calculator will use publicly available UK rates and thresholds.
What it covers: income-multiple borrowing limits (4–4.5× salary), repayment affordability as a share of take-home pay, interest-rate stress tests (+1–2%), stamp duty land tax (SDLT) for England and Northern Ireland, and estimated council tax.
What it does not cover: Scottish LBTT or Welsh LTT, Help to Buy or shared ownership schemes, buy-to-let affordability, solicitor or survey fees, credit-score-based adjustments.
